A quit claim deed allows the grantor to terminate his/her rights to a piece of property and transfers those rights to someone else. There is no warranty provided with this type of deed. As a result, this deed is commonly used for property transfers between family members.
Our attorneys handle a wide range of real estate issues for our clients. If you are experiencing a property dispute, we can help you. This includes residential transactions (breach of contract, fraud), boundary line disputes, easements, encroachments, adverse possession, land use and zoning disputes.
A warranty deed protects the grantee against title defects arising at any point in time, extending back to the property’s origins. If a claim or encumbrance does become known, the seller will assume all responsibility and financial liability for settling the claim or encumbrance.
